Tender: Principal Designer & Project Lead for Aberkenfig Library Refurbishment and Contractor Procurement

Awen Cultural Trust is seeking a Principal Designer and project lead to develop costed, tender-ready designs and to procure and manage refurbishment works at Aberkenfig Library to create a modern, fit-for-purpose library and community hub with environmental improvements. The appointment must coordinate a multidisciplinary team (architect, structural engineer, MEP/building services, cost consultant/QS and Principal Designer under CDM 2015) to deliver RIBA Stage 3 level concept design, a stage-3 cost plan and coordinated drawings for funding submission, followed by technical design, a full tender pack, pre-construction information, design risk register and procurement and construction management for a minor works contract. The brief covers internal reconfiguration (removal of the existing counter, smaller staff desk, foyer improvements, meeting room for c.8–10 people, small confidential room for c.2 people), lighting and additional power/data, new flooring and redecoration, staff WC improvements, creation of a Changing Places-type accessible WC and a unisex public WC, staff storage and finishes, new windows, replacement of the gas boiler with an air-source heat pump and new radiators, solar PV and battery storage, and inclusive-design requirements (Equality Act 2010, applicable building regulations, dementia-aware design cues, pram/buggy parking and storage rationalisation). Surveys, including a measured survey and opening-up, should be allowed for if existing data is insufficient.
